Introduction to Site Development

The following is a summary of contracting services available through Images Housing Concepts. Through sound contractor relationships, we can offer the following to our customers as an aid in completing the often confusing task of taking a piece of land in its natural state and transforming it into the home of your choice.

Contrary to those of many contractors, the final proposal given to you by Images Housing Concepts, Inc. is guaranteed. You, as our customer can relax while your future home is being built. As there are no additional charges unless you order them, you can rest assured that your project will remain on budget. The only exclusions from our guarantee are cost overruns on your well, if any, or any costs related to ledge.

Charges imposed by utility companies, state and/or town are separate from our contract. You will need to take these costs, if any, into consideration when establishing your final budget.

Images' experience in final lot development and related services has enabled us to do what is necessary for proper construction of your lot. We take pride in what we do and will not compromise on quality.

Keep in mind that when you receive your final proposal, the price is for the specific service quoted and for Images' management of your project. When we manage the entire project, the following services are part of the management responsibility:

  • Obtaining necessary permits for plumbing, heating & electricity.
  • Coordination of outside utilities (excluding telephone & cable which is your responsibility)
  • Coordination of town, city and state inspections & approvals.
  • Coordination & control of all subcontractors providing service to the project.
  • Obtaining occupancy permits.
  • Complete insurance coverage and warranty of all services provided.
  • Guidance in layout, design, placement and problem solving.
